Job Details; PROPERTY SUPERVISOR Real Estate Management Company with ten properties located throughout the South Bay/Long Beach/Hawthorne/Los Angeles area has an immediate opening for a seasoned Property Supervisor to oversee the day to day management of 300+ residential units. The ideal candidate will be self-motivated, energetic and have a proven record of success in supervising residential properties. Enjoy flexible hours and work from home or live on-site. Position Description: Responsible for oversight of the Companys real estate assets. Focuses on maximizing the net operating income and return on investment, as well as maintaining high standards for the physical condition of the properties. Essential Functions: 1. Hire, train, manage and evaluate on-site Managers; 2. Show and lease apartments as they become available when no on-site manager is present; 3. Collect all rent, security deposits and other payments when due from tenants and promptly deposit same to owners account or as otherwise instructed by the Company; 4. Supervise the cleaning, repair and replacement of items in preparation to lease each apartment in accordance with standards set by the Company; 5. Maintain the properties in a clean, orderly and safe condition; 6. Prepare weekly activity report and other records and reports as may be required by the Company; 7. Initiate unlawful detainer actions and evict delinquent tenants; 8. Enforce the property rules and provide customer service in accordance with the policies of the Company; 9. Report accidents, incidents and tenant problems which are not insignificant to the principals of the Company; 10. Obtain bids from contractors and vendors for necessary improvements and repairs/replacement of property structures and grounds; 11. Manage contracts with vendors and contractors and review and approve work; 12. Make recommendations to principals on capital expenditures; 13. Coordinate with the Companys financial service providers on budgets, financial statements and accounts payable/receivable; and 14.
